What subsystems does a hotel BA system include?
I am David Zhou, a low-voltage/intelligent building systems expert. In hotel intelligent building design, the BA system (Building Automation System) is a core energy-saving and O&M management tool, and its subsystem configuration directly affects hotel energy efficiency, guest room comfort and O&M costs. According to the intelligent building system configuration requirements for hotel buildings in Clause 5.3 of GB 50314-2015 "Standard for Design of Intelligent Building", and the control provisions in GB/T 50378-2019 "Assessment Standard for Green Building", the hotel BA system needs to cover key areas such as HVAC, lighting, and water supply and drainage.
The main subsystems of a hotel BA system include:
1. HVAC Monitoring Subsystem
- Controls chillers, cooling towers, heat pumps, air handling units, fresh air handling units, fan coil units and other equipment.
- According to Chapter 6 of GB 50311-2016 "Code for Design of Generic Cabling System Engineering", temperature, humidity and CO₂ concentration monitoring shall be carried out via DDC (Direct Digital Controller) to achieve on-demand cooling/heating.
- Case: A five-star hotel optimized its chiller group control strategy through the BA system, achieving an annual energy saving rate of 18%.
- Monitors the operating status of domestic water pumps, sewage pumps, fire water tank levels, and hot water circulation pumps.
- According to Clause 23.5 of JGJ 16-2008 "Code for Electrical Design of Civil Buildings", water level sensors and pump group start/stop interlock control shall be provided.
- Case: A hotel monitored water tank levels in real time to prevent pumps from running dry, reducing the equipment failure rate by 30%.
- Controls lighting in public areas (lobby, corridors, parking lots), adjusting brightness according to schedules or illuminance sensors.
- Complies with Clause 6.4 of GB 50034-2013 "Standard for Lighting Design of Buildings", achieving zoned and time-based control.
- Case: A hotel's lobby lighting, combined with the BA system and KNX bus, automatically dims during the day, saving approximately 12% in electricity costs.
- Monitors high-voltage incoming lines, transformer temperature rise, and low-voltage distribution circuit current/power factor.
- According to Clause 4.1 of GB 50052-2009 "Code for Design of Electric Power Supply Systems", data shall be collected via smart meters and uploaded to the energy management platform.
- Case: By monitoring transformer load rates, a hotel avoided overload tripping and ensured power supply reliability for the banquet hall.
- Monitors elevator operating status, fault alarms, and floor stopping conditions.
- According to the appendix of GB 7588-2003 "Safety Rules for the Construction and Installation of Electric Lifts", the BA system shall communicate with the elevator control system and link to fire mode.
- Case: During a fire alarm at a hotel, the BA system automatically forced the elevators to the ground floor and cut off non-fire power supplies.
- Integrates CO₂, PM2.5, temperature and humidity sensors, and links to the fresh air system.
- Complies with Clause 5.2.6 of GB/T 50378-2019, requiring itemized energy consumption metering (air conditioning, lighting, power, etc.).
- Case: A hotel analyzed the energy consumption curves of guest room areas through the BA system and adjusted the fresh air valve opening, saving approximately 200,000 kWh of electricity per year.
- Receives fire alarm signals, automatically shuts down air conditioning, opens smoke exhaust valves, and starts emergency lighting.
- According to Clause 4.8 of GB 50116-2013 "Code for Design of Automatic Fire Alarm System", the BA system shall be interlocked with the fire protection system via hard wiring.
- Case: In a hotel fire linkage test, the BA system responded within 5 seconds and shut down 15 air handling units.
