1. HVAC System O&M Procedures
Air-conditioning system O&M is based on GB/T 34135-2017 "Specification for Operation and Management of Central Air-Conditioning Systems." Daily inspection every day: chiller operating parameters—evaporator and condenser temperature and pressure, oil level, oil pressure, current, voltage, operating status; chilled-water and cooling-water pumps—current, inlet/outlet pressure, bearing temperature ≤70℃, seal leakage ≤3 drops per minute; cooling tower fans—smooth operation, belt tension 10 mm deflection, float valve water level normal, no water drift; AHU/PAU—supply air temperature meets target, filter differential pressure alarm: primary filter ≤150 Pa, secondary filter ≤250 Pa, fans operate without abnormal noise.
2. Water Supply & Drainage and Fire Protection System O&M Procedures
Water supply and drainage system O&M: domestic water pumps—check operating parameters daily, bearing temperature ≤70℃, mechanical seal leakage ≤5 drops per minute, periodic barring once per week; water tank cleaning once every six months using chlorine dioxide disinfection plus water quality testing, total colony count ≤100 CFU/mL; drainage system—check sewage pumps and float switches monthly, clean debris from sumps, check check-valve function. Fire protection system O&M is based on GB 25201-2010: fire pumps—weekly inspection plus startup trial run for 5 minutes every half month; fire hydrants—monthly check of nozzles, hoses and valves, spray test once every six months; sprinkler system—monthly check of end test valve pressure ≥0.05 MPa, quarterly wet alarm valve operation test.
3. Electrical System O&M Procedures
Electrical system O&M is based on DL/T 596-2005 and JGJ 16-2008. Daily inspection every day: transformers—temperature ≤95℃ (dry-type) or top-oil temperature ≤65℃ (oil-immersed), normal operating sound, no odor; distribution cabinets—normal instrument readings, correct indicator status, no abnormal heating, infrared temperature measurement ≤60℃, monthly test of residual current protective device operation. Periodic tests: transformer insulation test once every six months—high-voltage winding ≥300 MΩ at 2500 V, low-voltage winding ≥100 MΩ at 500 V; switchgear thermal imaging once every quarter to inspect contacts and busbar connection points; surge arresters—test before the rainy season each year, leakage current ≤50 μA.
4. Equipment Maintenance Plan and Technical Archive Management
Establish an equipment maintenance plan system: daily maintenance—cleaning, inspection and records performed daily by operators; primary maintenance—performed monthly by the operations team, including lubrication, tightening and adjustment; secondary maintenance—performed quarterly by the maintenance team, including minor repairs and replacement of wear parts; overhaul—performed annually or according to operating hours by the manufacturer or a professional maintenance company, including disassembly inspection, replacement of worn parts and performance restoration. Technical archive management: equipment ledger—equipment number, model and specification, installation location, manufacturer information, commissioning date; operation records—operating parameters, energy consumption data, fault records; repair and maintenance records—maintenance items, replaced parts, maintenance personnel, date; inspection and test reports—insulation test, withstand voltage test, hydrostatic test, etc.
