Plumbing Operation and Maintenance Management Regulations

Plumbing Updated 2026-04-25 0 views

Operation and maintenance management of a hotel's water supply and drainage system is the foundation for ensuring the long term, safe and stable operation of the system. In accordance with the Code for Accepta…

Daily Inspection and Operation Management

Daily inspection of the water supply and drainage system is the first line of defense against failures. Key inspection points: (1) Pump room inspection: check daily whether the pump operating current, voltage, and head are normal, listen for abnormal operating sounds from pumps and motors, check for leakage at seals, and confirm that VFD operating parameters are normal; (2) Water tank inspection: check daily whether the tank liquid level is normal, whether the float valve operates flexibly, whether the insect screen on the tank vent is intact, and whether the sensory water quality indicators (color, turbidity, odor) are normal; (3) Hot water plant inspection: check boiler/heat pump operating parameters (outlet water temperature, pressure, flow), circulating pump operating status, heat exchanger leakage, and whether the water softening equipment regeneration is normal; (4) Grease separation equipment inspection: check the operating status of the oil-water separator, grease collection, and whether the slag discharge system is normal. An inspection record form must be filled out for each inspection, and any abnormalities shall be reported and handled promptly.

Regular Maintenance and Preventive Maintenance

Regular maintenance is a key measure to extend equipment life. Maintenance cycles and contents: (1) Weekly maintenance: add lubricating grease to pump bearings (every 500 operating hours), check coupling alignment, and clean the cooling fan filter of the control cabinet; (2) Monthly maintenance: open and close each valve (including fire protection valves) 2-3 times to prevent seizing, check and record the outlet pressure of the pressure reducing valve, and test the automatic switching function of standby pumps; (3) Quarterly maintenance: clean the interior of water tanks (drain, flush, disinfect), clean Y-type strainer screens, and check pipe supports and hangers and anti-corrosion coatings; (4) Annual maintenance: replace pump mechanical seals (after more than 8000 operating hours), clean heat exchanger plates (chemical cleaning or disassembly cleaning), conduct a comprehensive inspection of pipe wall thickness (ultrasonic thickness measurement), and flush and disinfect water system piping. The maintenance plan should be entered into the equipment management system, with automatic reminders upon due date.

Emergency Plans and Fault Handling

The emergency plans for the hotel water supply and drainage system should include: (1) Emergency plan for water supply interruption: after confirming municipal water outage, immediately start supplying water from stored tank water (which can last 2-4 hours based on rated water consumption), and contact the municipal water supply company to confirm the restoration time; if the tank water level is below the warning line, notify the housekeeping department to control water use and activate the emergency water supply truck plan. (2) Emergency plan for pipe burst: immediately close the zone valve, start emergency drainage pumps, and organize repair personnel to be in place; when water seeps through guest room door gaps, immediately lay water-absorbent mats and move valuables. (3) Emergency plan for drainage blockage: first use a drain-cleaning machine for mechanical clearing; if ineffective, start submersible sewage pumps for temporary drainage and open inspection wells for manual clearing. Fault handling follows the principle of control first, repair second; major faults (affecting more than 50 guest rooms) shall trigger emergency response within 30 minutes.

Equipment Ledger Management and Digital Operation and Maintenance

Establishing a complete equipment ledger and operation and maintenance data system is a trend in modern hotel management. Ledger management requirements: (1) Establish a one-machine-one-file record for all water supply and drainage equipment (pumps, valves, water tanks, heat exchangers, etc.), recording equipment model, manufacturer, factory serial number, installation date, operating parameters, and other information; (2) Digitize maintenance records, with each maintenance, repair, and parts replacement recorded on file to form a full equipment life-cycle archive; (3) Establish a spare parts warehouse (common parts such as mechanical seals, bearings, sealing rings, filter elements, etc.), with a minimum stock of no less than 2 sets; (4) Introduce IoT technology, install sensors on key equipment (pumps, boilers, water tanks) to collect real-time operating data and establish an equipment health evaluation model. Operation and maintenance data should be an integral part of the hotel energy management system, providing a decision-making basis for energy-saving optimization and equipment renewal.
