After the ceiling is finished, sprinkler heads are blocked or misaligned, resulting in insufficient coverage area and impaired fire-extinguishing effectiveness.

The automatic sprinkler system is one of the most effective active fire protection facilities in a building, enabling automatic fire extinguishing and control in the early stage of a fire. GB 50084-2017 "Code for Design of Sprinkler Systems" provides comprehensive provisions on system selection, sprinkler layout, pipe design and water supply facilities. GB 50261-2017 "Code for Construction and Acceptance of Sprinkler Systems" specifies the detailed requirements for construction, installation and acceptance.

System types are divided into five categories: wet, dry, pre-action, deluge and water curtain. The wet system is the most commonly used and is suitable for spaces at 4 to 70°C. The dry system is suitable for low-temperature areas but responds slowly, at about 1 minute. The pre-action system is suitable for water-sensitive spaces, using fire detection to first exhaust air and fill with water. The deluge system is used in spaces where fire spreads rapidly. The water curtain system is used for fire compartmentation or protection cooling. Each system suits different space requirements.

Sprinkler types include pendent (most commonly used), upright (for warehouses), sidewall (for narrow corridors) and concealed (for high-grade suspended ceilings). Nominal activation temperatures are divided into 68°C (standard), 93°C (near heat sources) and 141°C (high-temperature areas). For Ordinary Hazard Class I, the maximum sprinkler spacing is 3.6 m; for Class II, 3.4 m. The distance from sprinkler to wall shall be not less than 100 mm, and the distance to the ceiling 75 to 150 mm. Quick-response sprinklers are 5 to 10 times faster than standard sprinklers.

In hydraulic calculations, the design area is 160 m² for Ordinary Hazard Class I and 200 m² for Class II. The discharge density is 6 L/min·m² for Ordinary Hazard Class I and 8 L/min·m² for Class II. The pressure at the most unfavorable sprinkler shall be not less than 0.05 MPa. Pipe flow velocity should not exceed 10 m/s. During construction, the transverse slope of the distribution pipe shall be not less than 0.002, sloping toward the drain point. An end test valve shall be provided at the most unfavorable point of each fire compartment.

Check sprinkler appearance, valve status and pressure gauge readings monthly. Test the end water test device, flow indicator and wet alarm valve functions quarterly. Test fire pump linkage and system flow annually. Every three years, carry out pipe derusting and painting, valve overhaul and sprinkler replacement. Sprinklers being obstructed or displaced after high-grade ceiling installation is a common problem; the coordinated MEP routing BIM model must be completed before construction.

Engineering experience shows that when sprinklers are covered with paint, protective caps shall be used and painting is strictly prohibited. After ceiling decoration, sprinkler displacement shall not exceed 100 mm. Obstacles in high and large spaces, such as pendant lights and air ducts, may obstruct sprinkler discharge and require position adjustment. Additional sprinklers shall be installed within warehouse racking. In northern regions in winter, dry or pre-action systems shall be adopted with pipe insulation to prevent freezing and bursting.

The coordination of the automatic sprinkler system in hotel high-grade fit-out is particularly important. The sprinkler branch pipes within the ceiling need coordinated routing with end points such as luminaires, air outlets and smoke detectors, ensuring sprinkler positions are unobstructed and the protection area is complete. Before high-grade fit-out construction, the coordinated sprinkler end-point layout drawings shall be completed and confirmed by all disciplines through joint sign-off before construction may proceed. When drilling openings, dedicated hole templates shall be used with positioning deviation controlled within ±5 mm. Sprinkler decorative cover plates shall be selected in models matching the ceiling color to maintain overall aesthetics. During system acceptance, in addition to functional testing, the fit between sprinklers and the ceiling finish and the decorative effect shall also be checked. In terms of return on investment, a complete automatic sprinkler system costs about 20 to 40 RMB per square meter, but its value in protecting property during a fire can reach dozens of times the system cost.

Sprinkler system maintenance management also needs to focus on pipe corrosion and sprinkler blockage. Long-term water retention in pipes leads to internal corrosion and microbial growth; pipe flushing every 3 to 5 years is recommended. For sprinklers in use for more than 10 years, sampling testing of activation performance is recommended, with the sampling ratio not less than 5% of the total. Sprinklers in kitchen and other grease-laden areas shall have surface grease cleaned regularly, once every six months. Sprinkler pipes in cold regions shall be provided with effective insulation measures and freeze-protection drainage facilities. Emergency repair of the sprinkler system shall guarantee response within 24 hours and repair within 72 hours. Modification or capacity expansion of the sprinkler system shall involve re-performing hydraulic calculations to ensure system flow and pressure meet requirements. Reliable operation of the sprinkler system is an important guarantee of hotel fire safety, requiring strict control at every stage of design, construction and maintenance to ensure the system is always in good operating condition.

BIM coordinated routing of the sprinkler system is important preparatory work before high-grade fit-out construction. The coordinated routing model shall be completed at the construction drawing stage, and the model shall include the routing of all sprinkler branch pipes, elevation verification and precise positioning of sprinklers. The model needs to be overlaid and checked against the high-grade ceiling model to ensure sprinkler positions align with the ceiling panel module and are not obstructed by end points such as luminaires, air outlets and smoke detectors. After the coordinated routing model is completed, it shall be confirmed by all disciplines through joint sign-off and serve as the construction basis. Installation of sprinkler branch pipes shall be completed before ceiling keel installation, and the slope and fixing of branch pipes shall meet code requirements. Sprinkler installation shall be carried out after ceiling panel closure is completed, using hole templates to ensure opening accuracy. Sprinkler decorative cover plates shall be fitted during commissioning after sprinkler installation, with cover plate color matching the ceiling finish. The end water test device of the sprinkler system shall be located in an easily accessible position, and the test pipe shall be routed to a bathroom or dedicated drain pipe.

The linkage control logic of the sprinkler system is key to reliable system operation. Activation methods of the sprinkler system include automatic activation after sprinkler operation and remote manual activation from the fire control room. After a sprinkler operates, the water flow impacts the flow indicator, which sends an electrical signal; at the same time the water motor gong sounds and the pressure switch operates to start the sprinkler pump. The feedback signal after sprinkler pump startup shall be sent to the fire control room. Linkage testing of the sprinkler system shall be carried out item by item during the system commissioning stage, including flow indicator activation test, wet alarm valve activation test, pressure switch activation test and sprinkler pump linkage test. The standby pump of the sprinkler pump shall automatically switch into operation upon failure of the duty pump. Through reliable linkage control logic, the sprinkler system is ensured to start automatically and extinguish fire effectively in a fire.

The BIM coordinated layout of the sprinkler system is an important preparatory task before fine decoration construction. The coordinated layout model should be completed at the construction drawing stage, and the model should include the routing and elevation verification of all sprinkler branch pipes and the precise positioning of sprinkler heads. The model needs to be superimposed and checked against the fine decoration ceiling model to ensure that the sprinkler head positions align with the ceiling panel module and are not obstructed by terminal devices such as luminaires, air outlets, and smoke detectors. The linkage control logic of the sprinkler system is the key to reliable system operation. After a sprinkler head operates, the water flow impacts the water flow indicator to send an electrical signal, while the hydraulic alarm bell sounds and the pressure switch actuates to start the sprinkler pump. The standby pump of the sprinkler system should automatically switch into operation when the duty pump fails. The linkage test of the sprinkler system should be carried out item by item during the system commissioning stage, including the water flow indicator actuation test, wet alarm valve actuation test, pressure switch actuation test, and sprinkler pump linkage test. The end water test device of the sprinkler system should be set in an easily operable position, and the test water pipe should be routed to a restroom or dedicated drainage pipe. The drainage facilities of the sprinkler system are equally important; a drain valve should be set at the lowest point of the system, and the pipe slope should be directed toward the drain point. In cold regions, the pipes of the sprinkler system should be provided with effective insulation measures to prevent freezing and cracking in winter. Through BIM coordinated layout and refined construction, the perfect coordination between the sprinkler system and the fine decoration works is ensured.

The maintenance and management of the automatic sprinkler system need to focus on pipe corrosion and sprinkler head blockage. Long-term water retention in pipes will lead to internal corrosion and microbial growth; it is recommended to flush the pipes every 3 to 5 years. For sprinkler heads used for more than 10 years, it is recommended to conduct sampling tests on actuation performance, and the sampling proportion should not be less than 5% of the total number. Sprinkler heads in oily fume locations such as kitchens should be regularly cleaned of surface grease, once every six months. Emergency repair of the sprinkler system should ensure response within 24 hours and repair within 72 hours. The reliable operation of the sprinkler system is an important guarantee for hotel fire safety, and strict control is required in all aspects of design, construction, and maintenance to ensure that the system is always in good operating condition. The full life cycle management of the sprinkler system includes stages such as selection and design, installation and construction, acceptance and commissioning, operation and maintenance, and system renovation; quality control at each stage cannot be neglected.
