In the cost of a hotel fire protection system, what is the ratio of equipment cost to installation cost?

I am Tony Zhao, an HVAC and MEP cost control expert. In the cost analysis of hotel fire protection systems, the ratio of equipment cost to installation cost is a key indicator for cost control and directly affects the reasonableness of the project budget. Based on my years of experience in hotel MEP engineering, this ratio is not a fixed value; it depends on the system type, building scale, equipment selection and construction conditions. I have led fire protection system cost estimation in multiple five-star hotel projects and know that accurately grasping this ratio is essential to avoiding overspending and optimizing investment.

From industry practice, hotel fire protection systems usually include the fire water supply system (sprinklers, fire hydrants), the automatic fire alarm system, the smoke control and exhaust system, and the emergency lighting system. Equipment costs mainly cover core components such as pumps, alarm controllers, detectors, sprinkler heads, valves and fans; installation costs cover piping installation, cable trays, equipment positioning, commissioning and auxiliary materials. According to GB 50016-2014 Code for Fire Protection Design of Buildings and GB 50116-2013 Code for Design of Automatic Fire Alarm Systems, equipment selection must meet reliability requirements, which directly affects the equipment cost share. In conventional hotel projects, equipment cost usually accounts for 55%-65% of total cost and installation cost for 35%-45%. For example, for a 10-storey hotel with 200 guest rooms, the total fire protection system cost is about RMB 1.5-2.5 million, with equipment cost of about RMB 0.9-1.5 million (60%) and installation cost of about RMB 0.6-1.0 million (40%). However, if imported equipment is used, the equipment cost may rise to 70%-75%; and if the installation environment is complex (such as work at height or congested pipe routing areas), the installation cost may rise above 50%.

The specific ratio is affected by the following factors:
- **System complexity**: The automatic fire alarm system contains a large number of detectors, modules and wiring, so its equipment cost share is high (about 65%); while the sprinkler system involves extensive piping work, so its installation cost share can reach 45%-50%.
- **Equipment brand**: The price difference between domestic equipment (such as GST and Tyco) and imported equipment (such as Siemens and Honeywell) can reach 30%-50%, pushing up the equipment cost share.
- **Construction conditions**: In renovation projects or high-rise hotels, installation costs increase due to scaffolding, protection measures and coordination costs, and the share may rise by 5%-10%.
- **Code requirements**: GB 50084-2017 Code for Design of Sprinkler Systems has strict requirements on sprinkler spacing and pipe pressure, increasing the amount of piping work and affecting installation costs.

**Actual case**: I was responsible for the fire protection cost review of a five-star hotel with 300 guest rooms. The total fire protection cost of the project was RMB 2.8 million, with equipment cost of RMB 1.7 million (60.7%) and installation cost of RMB 1.1 million (39.3%). Among these, the equipment cost of the fire alarm system was RMB 0.8 million (47% of equipment cost), and the installation cost of the sprinkler system was RMB 0.5 million (45% of installation cost). By optimizing equipment selection (using domestic substitutes for some imported equipment), the equipment cost was reduced to RMB 1.55 million, the ratio was adjusted to 55.4%, saving RMB 0.15 million.

**Summary**: The ratio of equipment cost to installation cost for hotel fire protection systems is usually 60:40, but it must be adjusted dynamically according to system type, equipment brand and construction conditions. It is recommended to use 55%-65% equipment cost and 35%-45% installation cost as the baseline at the budget stage, and to refine it through detailed bill-of-quantities estimation.

The above is for reference. The actual project situation still needs to be further evaluated and implemented in combination with specific operating conditions, site conditions and other factors.
