Maximum permitted area and separation methods for hotel fire compartments

I am fire protection expert Alexander Li. The hotel fire compartmentation issue you raised directly concerns the core of building fire safety—controlling fire spread, ensuring occupant evacuation, and reducing property loss. In buildings such as hotels, which are densely occupied and functionally complex, rational fire compartmentation design is the foundation of fire protection system effectiveness and must strictly comply with national codes.

According to Article 5.3.1 of the Code for Fire Protection Design of Buildings (GB 50016-2014, 2018 Edition), the maximum allowable floor area of a fire compartment for buildings of different fire resistance ratings is explicitly specified:
- For hotel buildings of Class I and Class II fire resistance rating, the maximum allowable floor area of a fire compartment is 2500 m² (this may be increased by a factor of 1.0, i.e., to 5000 m², when an automatic fire extinguishing system is provided).
- If the hotel is equipped with an automatic sprinkler system, the compartment area may be doubled in accordance with Note 1 to Article 5.3.1, provided that the system achieves full coverage and complies with the requirements of GB 50261-2017 Code for Construction and Acceptance of Automatic Sprinkler Systems.
- For high-rise hotels (building height greater than 24 m), the same fire compartment area criteria apply, but attention must be paid to the requirements for evacuation stairs and fire elevators.

Regarding separation methods, Article 6.2.1 of the code requires that fire compartments be separated by fire walls; where this is genuinely difficult, fire shutters or fire separation water curtains may be used, subject to the following conditions:
- The fire resistance rating of fire walls shall be not less than 3.00 h (Class I and Class II fire resistance rating).
- The fire resistance rating of fire shutters shall be not less than 3.00 h, and they shall have an automatic closing function and be protected by a closed-type automatic sprinkler system (see Article 6.5.3 of GB 50016).
- The spray density of fire separation water curtains shall be not less than 2.0 L/s·m, and the continuous spray duration shall be not less than 3.0 h.

In actual projects, I was involved in a five-star hotel project whose typical floor area was approximately 3000 m², exceeding the 2500 m² limit when no automatic fire extinguishing system was provided. We resolved this in the following ways: first, by adding a building-wide automatic sprinkler system to expand the compartment area to 5000 m²; second, by installing fire walls and Class A fire doors around the core tube to clearly separate the public areas from the guest room areas. During construction, we specifically checked the linkage testing of the fire shutters to ensure that they can automatically descend to the underside of the floor slab in a fire and leave a 50 mm allowance to accommodate thermal expansion and contraction. Another case was a resort hotel where, due to the complex building form, fire separation water curtains were used for fire compartmentation; however, during later operation and maintenance, it was found that the water curtain pipes were prone to blockage, resulting in uneven spraying. We ultimately replaced them with fire-resistant glass rated at 3.00 h plus automatic sprinklers, which proved more reliable.

Summary: The maximum allowable area of a hotel fire compartment (Class I and Class II fire resistance rating) is 2500 m², which may be expanded to 5000 m² when an automatic fire extinguishing system is provided; for separation methods, fire walls are preferred, followed by fire shutters or water curtains, but the fire resistance rating and linkage control requirements must be met.

The above are reference opinions. The actual project conditions still need to be further evaluated and implemented in combination with specific operating conditions, site conditions, and other factors.
