HVAC System Acceptance Standards and Testing Methods
Acceptance per GB 50243 and GB 50411 is divided into four stages: sub-item works acceptance, concealed works acceptance, system commissioning inspection, and completion acceptance. Sub-item acceptance includes: duct fabrication and installation (medium-pressure air leakage not exceeding 2.7 m3/(h·m2)@300Pa, smoke exhaust high-pressure not exceeding 1.6), water pipe installation (pressure test at 1.5 times design pressure and not less than 0.6MPa, pressure drop not exceeding 0.02MPa within 10 minutes), insulation construction (thickness +0/+5mm deviation, joint sealing), equipment installation (levelness not exceeding 1/1000, effective vibration isolation). System commissioning: air volume balance—deviation at each air outlet not exceeding ±15%, total system air volume not exceeding ±10%; hydraulic balance—flow of each branch not exceeding ±15%; temperature control—stable within ±1 degree of setpoint. Combined trial operation not less than 24 hours with all parameters recorded. Completion acceptance requires submission of construction drawings and changes, equipment certificates, concealed works records (including images), commissioning reports, and combined trial operation records. GB 50411 requires actual COP of chillers not lower than 95% of rated value, and EER of air conditioning system not lower than 90% of design value.
Electrical System Acceptance Standards and Testing Requirements
Per GB 50303, GB 50601 and GB 51309. Insulation resistance test: low-voltage distribution lines not less than 0.5MΩ (500V megohmmeter), cables not less than 5MΩ (2500V megohmmeter), motor windings not less than 1MΩ. Grounding resistance: combined grounding not exceeding 1Ω (including lightning protection, electrical, weak current), lightning protection grounding not exceeding 10Ω. Bathroom LEB to metal component continuity resistance not exceeding 0.03Ω. Functional testing: circuit breaker open/close manually 3 times + electrically 3 times with 100% reliability; dual power supply ATS automatic transfer within 2 seconds; RCD trips immediately when test button pressed; generator set load test (30% 1h + 50% 1h + 100% 15min, voltage stability ±3%, frequency ±0.5%). Fire linkage: non-fire power cut within 10 seconds after fire signal, emergency lighting illuminated within 5 seconds, fire elevator homing within 30 seconds, fire shutter descent within 60 seconds. Lightning protection acceptance: air termination 100mm above parapet, down conductor weld length not less than 100mm (round steel) or 200mm (flat steel), SPD correctly installed.
Plumbing and Fire Protection System Acceptance Details
Per GB 50242, GB 50261 and GB 50974. Water supply acceptance: pipe pressure test at 1.5 times design pressure and not less than 0.6MPa, stabilized for 1h with pressure drop not exceeding 0.05MPa; network flushing until outlet turbidity not exceeding 3NTU; outlet pressure at most unfavorable point not less than 0.10MPa. Drainage acceptance: ball passing test with 100% pass rate; ponding test filled to 1m above pipe top, liquid level no significant drop after 24h (not exceeding 5mm). Hot water acceptance: time for water at farthest fixture to reach not less than 50°C not exceeding 10 seconds (national standard) or 5 seconds (Marriott); return water temperature difference not exceeding 5°C. Key fire protection acceptance items: hydrant system—static pressure at most unfavorable point not less than 0.07MPa (high-rise), residual pressure not less than 0.35MPa and not exceeding 0.50MPa, test jet solid water column not less than 10m. Sprinkler system—after opening end test valve, pressure switch alarms and starts pump within 90 seconds; pressure drop not exceeding 0.02MPa within 2h at 0.05MPa test pressure. Fire pumps—flooded suction, all three pump start methods (control room remote, pump room local, pressure switch automatic) can start pump normally.
Comprehensive Acceptance Process and Documentation Archiving Requirements
Acceptance is divided into four steps: Step 1 contractor self-inspection—100% self-check by each discipline, forming records and rectification lists, then submitting application to supervisor. Step 2 supervisor preliminary inspection—physical inspection and document review, issuing supervisor notices with deadlines for rectification of issues. Step 3 pre-acceptance—owner organizes design, supervision and construction jointly to conduct item-by-item acceptance by inspection lot, sub-item and division per GB 50300. Step 4 government special acceptance—fire acceptance (per GB 50016 and GB 50974), energy efficiency acceptance (GB 50411), special equipment acceptance (boilers, elevators—Market Supervision Bureau Special Equipment Inspection Institute). Fire acceptance requires submission of 31 items of documentation including construction permit, fire design review opinion, fire product certificates, concealed works records, commissioning reports, fire facility testing reports, etc. Archiving requirements: as-built drawings (with changes, stamped with as-built seal) not less than 4 sets; equipment accompanying documents bound by system classification; commissioning reports retained in both paper and electronic versions; concealed works image records archived by category for at least 5 years after completion acceptance; O&M manuals (including operating instructions, maintenance cycles, troubleshooting) completed before acceptance.
